The Sillinsel housing complex was built in central Innsbruck on the former grounds of the Herrburger und Rhomberg textile factory. The property is situated between Sillkanal and Sill, surrounded by water adjacent to a large park system. Along with modern architecture, it is particularly important to the builders of Sillinsel GmbH that the equipment of the residences is of a very high standard. Major emphasis was placed on an open and transparent architecture, as is demonstrated by the exclusive bathrooms. They are designed as a complete system equipped with high-quality sanitary products from Villeroy & Boch.

Urban living on the water

The urban planning and architectural concept is based on the results of a multi-stage architectural competition in which the architectural firm Obermoser arch-omo zt gmbH came out on top. The design idea is the equivalent of stacking city villas. With the apparently loose arrangement, the character of individual buildings should remain intact. The building volumes are compressed together to from a strip in order to enable the greatest possible contiguous green area on the island. By pushing the individual structures together, a vital permeability with free spaces such as terraces or front gardens is created. Traces of nature, water, and park are perceptible from each “city villa”, yet private areas remain shielded from view.

Desirable living instead of a single-family home

The goal of the developer, Sillinsel Errichter GmbH, a subsidiary of P&R Verwaltungs-GmbH, is to provide high-quality living to suit the widest variety of lifestyles. The nearly 100 owner-occupied flats on Sillinsel reflect this individuality in a variety floor plans and residence types. They vary from the two-room flat with approx. 50 m2 to the loft with approx. 250 m2.

All residences in the facility are barrier-free. “For us, barrier-free planning and building was not a duty, but a necessity. Accessibility means sustainable building for generations.” explained the developer. As a result, attractive living is provided not only for seniors, but in the sense of a universal design for people with special requirements, for couples, and for families. The residences are equipped in advance for all eventualities and can be easily adapted to current requirements. Along with elegant, modern architecture, it was particularly important to the builders of Sillinsel GmbH that the equipment of the residences is of a very high standard. A great emphasis was place on an open and transparent architecture, as is demonstrated by the bathrooms.

Complete solutions for the open bath

The exclusive baths are equipped as a complete system with sanitary products from Villeroy & Boch: wash basins and cabinets are from the Memento collection, showers and bath tubs are from the Squaro wellness series, and the mirrors are from the 2morrow series from Sanipa.

With the timeless, minimalistic design language of the Memento collection, the high design standard of the residences is also reflected in the sanitary area. In addition to the vanities, which stand out with their linear design language, the furniture programme is distinguished by top-quality materials. In the process, the concept offers a variety of versions and design possibilities and can be individually combined with the ceramic counter top wash basins. The wash area is completed with the 2morrow mirror series from Sanipa. The bath tub and shower come from the Squaro product family. The Squaro Superflat shower is installed level with the floor for barrier-free accessibility. The large glass doors correspond to the open room concept through the residences. With the non-slip Quaryl® surface, the bathtub and show also meet safety demands.

The Sillinsel housing complex is a successful example of the creation of a universal living area where people with a wide variety of requirements can live independently and unencumbered in a modern and central location.
